Self-Perform Trades

Self-perform means EWB-employed crews doing the work directly instead of subcontracting it — rough and finish carpentry, doors and hardware, specialties, millwork through The Mill Shop, and ongoing maintenance through Facility Services. It is how we control the trades that most often decide whether a job finishes on time.

When this method is the right call

  • Closeout-critical trades where a subcontractor’s backlog cannot be allowed to set your opening date
  • Occupied-store and night-work programs needing crews accountable to EWB standards
  • Millwork packages where one team from shop drawings to installation removes a coordination seam
  • Post-construction: the building needs maintaining, and the builder who knows it is the right party to do it

Advantages

  • Mobilization in days on schedule-critical scopes
  • Punch lists closed by crews whose next job is also an EWB job
  • Millwork shop-to-site continuity through The Mill Shop
  • A maintenance division that keeps the relationship alive after grand opening

How Eleven Western runs it

Three self-performed components, built deliberately

Millwork came first in the 1990s, Retail Services followed in the 2000s, and Facility Services launched in the 2010s. Each exists because clients kept asking the same crews to come back.

Priced honestly against the market

Self-perform scopes are estimated against market pricing. We field our own crews where it protects the schedule and the client, not to fill a backlog.

The empathy dividend

Because we price, schedule, and get paid like a trade contractor, we run buyout and pay applications like someone who knows what the other side of the table feels like.

What to expect, in order

Scope identification

Which trades self-perform protects, priced against market

Integration

Self-perform crews scheduled inside the master schedule like any trade

Delivery

Same QA/QC, safety, and documentation standards

Closeout

Punch and turnover on EWB’s clock

Aftercare

Roles & responsibilities

PartyResponsibility
Owner One contract; self-perform scopes identified transparently within it
Architect / consultants Same submittal and QA process as any trade — self-perform earns no shortcuts
EWB Direct labor, supervision, equipment, and accountability on self-performed scopes
Subcontractors Everything else — self-perform complements the trade community, it does not replace it

⚠ Self-perform pricing without market discipline

Self-perform scopes are checked against market pricing, and owners see the comparison in open-book deliveries.

⚠ Quality standards drifting for in-house crews

Self-perform work runs through the same submittal, inspection, and QA/QC gates as any subcontracted trade.
